WHAT DOCUMENTS DO I NEED?

The following information is usually required during the loan process:

  • 2 Pay Stubs covering most recent consecutive 30-day pay cycle

  • 2 most recent years W-2 forms and/or 1099 forms (covering all jobs held)

  • 2 Forms of ID - 1 must be a Government Issued Photo ID, and 1 of the following:

    • Social Security Card

    • Current Utility bill with your current address

    • Current Voter Registration Card

    • Military ID

    • Unexpired Passport

  • 2 Months of the most recent bank or credit union statement(s)- (all pages, even if they are intentionally left blank)

  • 2 most recent years Tax Returns (all pages and schedules)

 

If you currently own Real Estate you will have to provide additional documents:

  • Mortgage account information (current mortgage statement)

  • Home insurance policy information

  • Most recent property tax statements

  • HOA Statement

A consumer wishing to file a complaint against a company or a residential mortgage loan originator should complete and send a complaint form to the Texas Department of Savings and Mortgage Lending, 2601 North Lamar, Suite 201, Austin, TX 78705. Complaint forms and instructions may be obtained from the department’s website at www.sml.texas.gov. A toll-free consumer hotline is available at 1 (877) 276-5550. 

The department maintains a recovery fund to make payments of certain actual out-of-pocket damages sustained by borrowers caused by acts of Licensed Residential Mortgage Loan Originators. A written application for reimbursement from the recovery fund must be filed with and investigated by the Department prior to the payment of a claim. For more information about the recovery fund, please consult the department’s website at www.sml.texas.gov.
